One approved specification, repeated without drift.
Furniture packages at volume for developers, hotel groups, operators and property managers — quoted per unit against a schedule, manufactured to one specification, delivered to a programme.
At volume, the risk is not cost. It is drift.
Buying furniture for one apartment is a purchasing decision. Buying it for eighty is a manufacturing and logistics decision, and it fails in a particular way: the first ten units are excellent, the specification is quietly substituted somewhere around unit thirty, and by unit sixty the developer is explaining to buyers why their apartment does not look like the show unit.
Contract supply exists to prevent that. One approved specification, one prototype signed off, one production run against a fixed schedule, and delivery released against the handover programme rather than all at once into a building with nowhere to store it.
The commercial terms follow the same logic. Volume is quoted per unit against a schedule, so the developer can price a furnished handover accurately at the point of sale rather than discovering the number afterwards.
Contract supply scope.
Designed for buyers who count in units, floors and handover dates.
[VERIFY] final inclusions Scope is confirmed per project after survey. This list describes what this service line normally covers, not a fixed package.
- Per-unit furniture packages specified by unit type — studio, one-bed, two-bed, suite, room type.
- Show-unit and prototype-room design and build ahead of the main production run.
- A written specification per package: materials, finishes, dimensions, fabric grades and quantities.
- Manufacture in our workshop to that specification, at volume. [VERIFY] production capacity and maximum run size
- Bulk and repeat joinery — wardrobes, kitchens, vanities and built-in storage across units.
- Public-area and amenity furniture: lobbies, gyms, co-working areas, roof terraces and poolside.
- Staged delivery released against the construction and handover programme.
- Installation and placement per unit, with sign-off by unit or by floor.
- Replacement and extension supply, so later phases match earlier ones. [VERIFY] specification retention period
- Trade and specifier terms for designers and architects working to their own drawings. [VERIFY]
A furnished handover is a sales argument. It only works if every unit matches the show unit.
Furnished or part-furnished handover changes what a buyer is willing to pay and how quickly a unit lets. That argument survives exactly as long as the specification does. Contract supply is the mechanism that keeps unit eighty identical to the show unit — and that keeps you out of the conversation nobody wants to have with a buyer at handover.
Delivered volumes, developer references and maximum production capacity to be published here once confirmed. No volume claims are made until then. [VERIFY]
At volume, consistency is the product.
One beautifully made chair proves very little. Eighty identical chairs, delivered on the dates a handover programme requires, in the same timber, the same finish and the same fabric batch — that is the actual commercial capability a developer is buying.
It is also the one that quietly fails most often, which is why the prototype is signed off and the specification is written down before a production run begins.
How a contract package runs.
Schedule and specification
We start from your unit schedule, handover programme and target price point per unit type, then write the package specification against it.
Prototype and approval
A show unit or prototype room is built to the full specification and signed off. Nothing enters production until that reference exists.
Production
Manufacture at volume against the approved specification, with production progress reported against the delivery programme.
Staged delivery and install
Deliveries released floor by floor or block by block, installed and signed off per unit so handovers are never held up by furniture.
Contract buyers.
Residential developers
Furnished or part-furnished handover packages across apartment blocks and estates, priced per unit so the offer can be built into the sales proposition.
Hotel groups and operators
FF&E packages by room type, delivered against a refurbishment or opening programme, with a prototype room approved first.
Designers and specifiers
Practices with their own drawings who need a manufacturer that can hold a specification across volume and report honestly against a programme. Trade terms available. [VERIFY]
What we need before we can quote volume.
A serious per-unit price needs three things: the unit schedule with quantities by type, the target handover programme, and the price point you are aiming at per unit. Without those, any figure is a guess, and volume guesses are the ones that hurt. Send those three and we will respond with a specification and an indicative per-unit price rather than a brochure.
Contract and trade questions.
What is the minimum volume for contract pricing?
Contract terms apply where a repeated specification across multiple units justifies a production run rather than individual commissions. The threshold depends on the package. Tell us the unit count and we will tell you which basis applies. [VERIFY] publish a stated minimum once production capacity is confirmed
Can you hold our specification for later phases?
That is the point of the prototype and the written specification document — later phases can be matched to earlier ones. How long a specification and its materials remain reproducible depends on supply, and we will state that rather than imply it is indefinite. [VERIFY]
Do you work to a designer’s or operator’s drawings?
Yes. We manufacture to supplied drawings and specifications, and we will flag anything in them that will not survive local conditions, local supply or the intended use before production rather than after.
How is delivery handled on an active construction site?
Released in stages against your handover programme, with delivery windows confirmed in advance. Buildings under construction rarely have storage, so the delivery schedule is designed around that constraint from the start.
Can you supply show units before the main order?
Yes, and it is usually the right sequence. A show unit built to the full specification lets sales begin, settles finish disagreements early, and becomes the approved reference for the production run.
Do you offer trade terms to designers and architects?
Trade and specifier terms are available. The exact structure — discount basis, lead times, sample provision and drawing handling — is to be confirmed and published here. [VERIFY]
Send the unit schedule.
Quantities by unit type, the handover programme and your target price point per unit. We will come back with a specification and an indicative per-unit figure.
Consultations begin with a site visit and a conversation about how the space needs to work. Scope, drawings and cost follow from that — never before it.
